Love Mid Century modern houses? The Stevenson neighborhood in Baltimore County is a goldmine. Atomic era ranch-style houses sit on large lots framed by mature trees. Developed between 1950-1979 by Gordon Sugar, this iconic neighborhood in the 21208 Pikesville zip code is like none other.

The legal subdivisions that comprise the Stevenson neighborhood are; Dunmore Estates, Glenmar, Stevenson Park, Stanton Woods, Halcyon, and Garrison Farms (to name a few). My guess is these subdivisions reflect that the suburban neighborhood was developed in phases.

The average Stevenson Mid Century house measures between 2,200 and 2,800 square feet above grade all on one floor. Some have finished lower-levels and that typically depends on the slope of the lot. Hallmark design details include floor to ceiling windows, slate flooring, minimal fireplaces and carports.

In 2018, eleven of these houses sold with an average sold price of $432,727. This is a modest number compared to previous years. Thirty-six percent of the sales were fixer-upper inventory — properties that are typically sold “as is”. In the case of Stevenson, most appeared to be estate sales. Some of these houses will return to the market fully renovated in the upper $700,000 - $850,000 range. But most seem to be purchased by design-forward buyers intent on modernizing the houses for their own use. The margins are there for both investors and end-users.

The majority of the houses that sold in Baltimore’s Stevenson neighborhood were constructed in the early 1960’s, with one house constructed in 1953 and a few late mid-century examples from 1974-1978. As you might expect the houses from the 1970’s have a decidedly funky style – just add some Joe Columbo furniture and you’re in business.

What’s a 2019 Stevenson fixer upper going to cost? Recent sales have been between $329,000 and $407,000 – which is a steal. These houses typically need at least $100,000+ worth of work. In 2018, gently renovated mid century modern houses in Stevenson traded in the $525,000 - $625,000 range. With that said, we’ve already seen Stevenson Mid Century Modern inventory enter the 2019 early Spring market at $799,000 and beyond.

The average price per square foot should be thought of in two brackets; fixer upper properties are trading around $160 per square foot and renovated properties are trading around the $230 per square foot threshold (and beyond).
